  • What are you fees?

    Our management fees start at 10% and are ONLY on the nightly rent. We don't charge you any other fees, ever. 

  • What's co-hosting?

    Our co-hosting is our partial service management program. We handle everything digital, guest service, financial, etc. and owners handle cleaning and maintenance - though we still report and coordinate with the owner and/or their chosen vendors. In turn, owners pay a reduced rate.

  • Do you do long-term contracts?

    No. Our agreements are short, simple, and straight forward. They start for 6 months to give us time to get you live and operating as planned, and then convert to month-to-month.

  • Is there a cancellation fee?

    After the first 6 months, no. You can end your agreement by giving us 90 day's notice, and that's it.

  • Is there an onboarding fee?

    Not at all. Your photography and marketing is paid for by us. We're confident in what we can do, so we feel no need to charge any additional onboarding fees.

  • Are you a Superhost?

    Yes, and we're proud of it! We've built and achieved premium status on several channels! We work super, super hard for every review and to maintain our rankings!

  • Can you list on the MLS?

    Yes. We're licensed and can list your home for rent on the MLS (along with feeder sites like Zillow and Realtor.com). 

  • Are you licensed?

    Yes, we're a licensed vacation rental management company. We have both licenses for condos/hotels and single-family dwellings. We're also insured with both liability and E&O insurance. 

  • Can you help with design?

    Yes. We've overseen design, renovation, and furnishing for a number of rentals. We have a team of painters, handymen, and flooring contractors that we use. We also are able to generate design lists and estimated budgets as well. 

  • Do you provide insurance?

    Yes! Every owner get's at least $10,000 in annual contents & dwelling coverage, and $10,000 per incident in medical liability coverage. There is $0 deductible and this is absolutely FREE for our owners. Owners are able to upgrade to $25,000 in coverage for a small nominal fee. 

  • Can I use my rental?

    100%. It's your home, you can use it whenever you want. You can simply make a booking in the owner portal. We don't charge anything other than a reduced cleaning fee, and there's no limit to the number of nights you can stay.

  • Can I refer guests?

    Absolutely! We reduce our fee for owner referred guests.

  • Do you provide anything for our rentals?

    We do. We manage all inventory, and we pay for snacks, waters, wine, and chocolate boxes as gifts. We also have a linen and towel program some owners may qualify for.

  • Can you help me with licensing?

    All owners are added to our license. When necessary, we'll help you get your own. We'll also help you with any safety inspections, local certifications, and/or registrations that are needed to be compliant.

  • Do you do any preventative maintenance?

    Yes! Our team changes air filters monthly and does an AC tune-up once every year. We also do quarterly walk-throughs to check big ticket items, and more if needed. Depending on the age and last dated inspection, we may also provide a full four points inspection. 

  • Do you help with hurricane prep?

    As long as the windows are fitted and boards are provided, we can ensure it's boarded up for any storm. We also ensure all outdoor furniture is moved inside, windows are show, power is off, and sand bags are placed as needed. We then check the properties ASAP once the storm has passed and update our owners.

  • Do you handle taxes?

    Yes. We remit both tourism and sales taxes monthly. We have tax numbers with every county we're in and the state. Your property will be filed under us and this will be reflected on your income statement.

  • How are you different from competitors?

    We are a boutique manager. This means we focus on the experience, not so much the rental. From day 1, it's all about how we can provide a 5/5 experience for our guests. This includes:
